Real 2026 pricing, not Pinterest pricing. Here’s what a Utah County bathroom remodel actually costs in three tiers.
Tier 1: Cosmetic refresh — $12K–$22K
New vanity, new toilet, new mirror, new fixtures, new paint, and maybe a tile accent. Nothing moves. Takes 1–2 weeks. This is the right scope if your bathroom layout works and you just want it to look like 2026 instead of 2008.
Tier 2: Mid-range renovation — $25K–$45K
Everything in Tier 1 plus a shower rebuild, new tile floor, upgraded vanity with stone top, and better lighting. This is where most of our Utah County bathroom remodels land. Takes 3–5 weeks. The marble-look shower in our portfolio is a Tier 2 job.
Tier 3: Full gut — $55K–$95K+
Demo to studs. Layout changes (toilet moves, shower expands, tub-to-shower conversion). Custom tile with niches, glass, heated floors, freestanding tub. Structural or plumbing moves. Takes 6–10 weeks. This is the primary-suite bathroom you actually want to live in for 15 years.
Where the money goes (Tier 2 example)
- Demo + dust barriers + disposal: $1,800
- Plumbing + electrical rough: $3,200
- Waterproofing + tile (shower, floor): $8,500
- Vanity + counter + sink + faucet: $3,800
- Toilet, mirrors, accessories: $1,400
- Glass enclosure: $2,200
- Paint + punch + cleaning: $1,100
- Labor + project management: $8,000
- Contingency (real allowance, not padding): $3,000
What makes prices swing
Tile choice. Large-format porcelain ($6–$12/sqft) vs imported marble ($22–$40/sqft) can shift a shower by $3,000.
Hidden rot. 1990s-era Utah homes with leaky shower pans often have sub-floor rot we can’t see until demo. We call it a real contingency line item, not a surprise.
Plumbing moves. Moving a toilet or shower drain is a $1,500–$3,000 line item because of what’s involved in concrete slab vs joisted floors.
