Tier 1: Cosmetic refresh — $22K–$38K
Cabinet repaint or reface, new countertops, new backsplash, new appliances, new hardware, new faucet, new light fixtures. No layout changes. Takes 3–4 weeks. This works when the existing kitchen layout is solid and you just want a visual update.
Tier 2: Mid-range renovation — $50K–$85K
Cabinet replacement (not reface), stone counters, tile backsplash, under-cabinet lighting, pantry reconfig, LVP or hardwood flooring extension. Maybe an island swap. Takes 6–9 weeks. This is where the typical PrimeWest kitchen project lands.
Tier 3: Full gut + layout change — $95K–$180K+
Walls move. Peninsula becomes island. Window gets added over the sink. Custom cabinetry. Waterfall counter. Subway or herringbone full-height backsplash. Integrated appliances. Takes 10–16 weeks. This is a primary-residence 15-year-kitchen decision.
Common kitchen-remodel pitfalls
- Electrical capacity. A 1990s Orem kitchen often has one or two 20A circuits serving the counters. A modern kitchen with induction range + convection oven + coffee bar needs 6–8 dedicated circuits. Panel upgrade is a $2K–$5K line item.
- Hidden plumbing. Moving a sink 3 feet in a slab-on-grade home is different from moving it in a joisted floor. Get this scoped before you fall in love with a new island location.
